The housing shortage in the UK is inspiring all kinds of interesting projects. One of the most recent proposals is from retail giant John Lewis. They are planning to become landlords, creating thousands of new rental homes. As one of the top names for residential architecture London has, we wanted to take a look at the idea and how it could create the housing.
What are they proposing?
John Lewis is looking at plans to convert car parks into housing. They currently have plots all over the UK, including above Waitrose stores and next to distribution centres. They are also looking at new plots that could become housing.
It is interesting to see a retail name looking to enter the residential market. However, it could offer benefits for all parties. The new housing would add to the supply of homes in many areas, including a number where shortages cause a lot of issues. It would also give John Lewis a new stream of income that could help them to adjust to a tricky retail environment. Finally, it could create new jobs.
How will they move forward?
John Lewis already has ideas for where they can create around 7,000 of the 10,000 homes they are proposing. These will be across the company’s existing property portfolio. The first wave of planning applications could be ready for submission in early 2022, and then followed by more.
If they do move forward the plan is to build the homes within the next decade. The first ones will be in south-eastern England but other projects across the rest of the UK could follow.
Interestingly the proposals are for a mix of housing types. John Lewis is targeting the creation of everything from studios to four bed family homes. As a result, it could help to make new diverse communities on the plots.
It will be great to see which architects John Lewis chooses to work with on the projects. There are lots of creative teams in the UK who could make high quality housing that tenants will love.
